Loan Application Checklist

The documentation you will need may include some or all of the following:

Property information (if you are in contract on a purchase):

• Purchase Agreement
• If you are selling your current home, copy of listing
• If you have sold your current home, copy of settlement statement

Income and Assets:

• Pay stubs for the last 30 days
• Names and addresses of each employer for the last 2 years
• W-2s for the last 2 years
• 2 months statements for each bank, mutual fund and/or investment account listed on the loan application
  

If you have made any large deposits to your accounts:

• Explanation of source for deposit
• If deposit was a gift : Signed gift letter ( lender can supply form), copy of gift check if funds have been deposited, copy of deposit receipt

If you own more than 25% of a business:

• Corporate or partnership tax returns

If self-employed:

• Tax returns for the last two years, with all schedules (Federal only)
  
• Year to date profit and loss

If you own rental property:

• Tax returns for the last two years and current rental agreements

If you are retired:

• Pension award letter

If you receive Social Security:

• Social Security Award letter

If you are counting family support as income:

• Copy of divorce decree and property settlement statement
• Copy of twelve months cancelled support checks

Miscellaneous:

• Photo ID and proof of Social Security number
• Residence addresses for the last two years
• If you are a permanent resident alien, copy of the front and back of your green card
• Copy of twelve months cancelled support checks
